Transaction Coordinator


($999 minimum, $3,500 maximum)

Our real estate transaction services are designed to remove the mundane paperwork and time consuming details, while allowing our investor clients and customers to stay in compliance while eliminating full brokerage fees.   


This service is available to clients that have already found a property and negotiated an agreed upon price with the other (represented or unrepresented) party.

A listing or closing transaction can have as many as 100 tasks. A well managed transaction can have as many as 250 emails and texts through completion. Our service provided these essential task completions while allowing both parties to save significant fees.

Contract to Close Services for Investors:

  • Write official Purchase and Sale Agreement and all required exhibits on official GAR forms

  • Communicate with all parties and ensure all paperwork is delivered to the appropriate party

  • Set up contingency calendar reminders

  • Coordinate delivery of earnest money and option fee/due diligence, and receipts

  • Order home warranty (if applicable)

  • Assist in obtaining the HOA docs

  • Inspection Coordination

    • Home Inspection 

    • Termite Inspection

    • Septic Inspection

    • Survey and Soil Test (land)

  • Coordinate with Lender (when applicable)

    • Appraisal

    • Conditional Approval

    • Clear to Close

  • Work as a team with Lender and Attorneys to schedule closing 

  • Assist with any issues related to closing that come up throughout the transaction

  • Send "prior to closing" directions and final details to all parties

  • Review the CD/Settlement Statement for potential errors prior to closing

  • Coordinate keys, manuals, and basic home information exchange

  • Coordinate exchange of utility information

  • Schedule closing and walk-through

*Transaction cancelation fee of $350. Transaction fee of 1% with minimum transaction fee is $999 and maximum transaction fee of $3,500. Final fee is paid at closing.


Flipper Assist

Our team in GA Home Match is uniquely positioned to help our investor clients research, find and win potential flip properties. With this service, we will lower our fee on your purchase to 1%* and 2%** on the post rehab sale. You will still benefit from all the services that are included with our exclusive representation agreements.

GA Home Match can recommend service providers, designers and contractors to help you maximize your investment's potential.

This service is only available for investment properties for well qualified or cash buyers, rehabbing and flipping the same property.

*any difference in selling commission will be credited back in form of price reduction, at the closing table or post closing.

**2% listing fee. Selling agent commission TBD based on market conditions and location at time of listing. If GA Home Match represents the final buyer, total listing commission will not exceed 4%.


Virtual Showings

Pay per showing

A service for our out-of-market investors who'd like a live or recorded video tour of the home. In today's seller's market, many listing agents are not allowing blind offers, our virtual showings solve this problem. 

Showings start at $150 for up to 4 homes and $50/home after that. Up to $150 is credited back at closing if you use our transaction coordinator, flipper assist or full service offerings.

Rates vary by location. We service all Metro Atlanta locations and most counties in North Georgia. Payment in advance of showing is required.
